As the private rental sector adjusts to the first phase of the Renters Reform agenda, the industry remains divided: are we heading towards contraction and consolidation, or does this new regulatory landscape create fresh opportunity for those prepared to adapt?

This session will examine the real-world impact of Phase 1 of the RRA, explore how landlord behaviour and market composition are shifting, and assess what MEES legislation means in practice for portfolio strategy, property standards and lending appetite. Drawing on industry data, Paragon’s market insight and over 30 years of buy-to-let lending experience, we will consider what the next chapter of the PRS could look like for lenders, landlords and intermediaries alike.

Louisa Sedgwick, Managing Director - Mortgages, Paragon Banking Group

Louisa joined Paragon in 2023 as Commercial Director for Mortgages and became the Managing Director of Mortgages in August 2024.

Previously she was Managing Director for Specialist Mortgages at Hampshire Trust Bank and prior to this held roles at Vida, Leeds Building Society and Bradford & Bingley.

Louisa is currently Deputy Chair of the IMLA (Intermediary Mortgage Lenders Association).

 

Jonathan Teidy, Manging Director, Alex De Silva & Co Wealth Managers

Jonathan started his own property finance practice back in 2007 just before the onset of the financial crisis of 2008. Although this was undoubtedly a challenging period, Jonathan managed to win runner up awards at the 2009 & 10 British Mortgage Awards for “Best Young Mortgage Broker.” Sharing a synergy with Alex and growing his own practice organically, the two businesses were merged in 2016 to create a unique business that blends decades of experience with a modern way to approach personal financial services. Jonathan has worked within the financial services & property industry since 2001.

Adrian Moloney, Group Lending Distribution Director, OSB Group

Adrian Moloney is Group Lending Distribution Director at OSB Group, where he leads the distribution strategy across its specialist lending brands; Precise, InterBay and Rely. His role focuses on enhancing broker engagement through digital innovation, AI-enabled experiences and streamlined intermediary journeys, while maintaining the human expertise central to specialist lending. Adrian brings nearly three decades of experience in financial services, with senior leadership roles spanning sales, distribution and intermediary strategy at OSB Group and previously Nationwide Building Society. He is widely recognised for driving growth through strong broker relationships, data-led decision-making and customer-focused innovation.

James Sanders, Senior Product Manager, Nationwide Building Society

James Sanders is Senior Manager for Existing Customer Management at Nationwide Building Society, where he leads initiatives focused on customer engagement, retention and long-term value. With a background spanning Nationwide, KPMG’s Financial Services Customer & Digital Consulting practice and specialist data consultancy, he brings deep experience in customer strategy, digital transformation and product leadership. James has led rapid innovation programmes and shaped customer propositions at executive level, combining strategic insight with practical delivery across complex financial services organisations.
